Houston's tap water generally tests in the moderately-hard-to-hard range, roughly 7 to 9 grains per gallon of dissolved calcium and magnesium, depending on your neighborhood and whether you're on City of Houston water or a MUD. Scaled Cartridges

Mineral deposits build up inside the valve body and on the cartridge itself. The handle gets stiff, the cartridge seals wear unevenly, and the faucet starts dripping years earlier than the manufacturer intended. A cartridge that might last 15 years on soft water can fail in 5 to 8 here.

Clogged Aerators

The little mesh screen at the tip of the spout traps scale flakes. If one faucet in your house has weak flow while the rest are fine, a scaled aerator is the most likely cause, and in older homes, rust particles from aging pipes make it worse.

Frozen Valve Seats

Where the water shows up tells us what failed. Most faucet problems announce themselves in one of seven ways, and each one points at a different part. Match yours below, then read our guide on why a faucet leaks from the handle.

Steady drip from the spout, two-handle faucet. Worn washer or seat (compression), or worn stem cartridges. We test each side by isolating hot and cold.
Drip from the spout, single-handle faucet. Worn cartridge, or seats and springs on a ball faucet.
Leak around the base of the spout. Spout O-rings, common on kitchen pull-downs that get swiveled constantly.
Water under the sink. Usually supply connections or the sprayer hose, not the faucet valve at all. This is the leak that destroys cabinets.

The Four Faucet Valve Technologies, and How Each Is Repaired

Every faucet you will ever own uses one of four internal valve designs. Knowing which one you have determines the repair.

Compression (washer) faucets

The oldest design: two handles, and each one screws a rubber washer down against a brass seat to stop the water.

How it fails: the washer hardens and cracks, or the seat gets pitted by scale.

How we repair it: shut off supply, pull the stem, replace the washer and O-rings, then resurface or replace the valve seat with a seat wrench.

Cheapest parts of any faucet type, but also the design that drips most often. Houston scale eats the seats.

Ball faucets

A single handle rotating a slotted metal or plastic ball over spring-loaded rubber seats. Delta made this design famous in older single-handle kitchen faucets.

How it fails: the springs and rubber seats wear out, causing drips from the spout, or the O-rings wear, causing leaks at the base.

How we repair it: a rebuild kit that replaces the seats, springs, cam, and O-rings in one visit. If the ball itself is scored, it gets replaced too.

Cartridge faucets

A self-contained cylindrical cartridge controls flow and temperature. This is the most common design in American homes, and the entire repair usually comes down to one part.

How it fails: internal seals wear or scale binds the cartridge. Symptoms are dripping, a stiff or loose handle, or temperature that wanders.

How we repair it: pull the retaining clip, extract the old cartridge, grease and seat the new one, then index it so hot is actually hot.

Scaled Moen cartridges frequently seize in the valve body and need a puller. This is where DIY attempts turn into broken valve bodies.

Ceramic disc faucets

Two polished ceramic discs slide over each other to control flow. This is the most durable technology made, and it is what you will find in most current Kohler, Grohe, Kraus, and higher-end Delta and Moen faucets.

How it fails: rarely, but grit or scale between the discs can crack or score them, and the inlet seals under the disc assembly wear.

How we repair it: clean the inlet ports, replace the seals, or replace the disc cylinder.

One caution: ceramic disc faucets should never be forced closed. That is how discs crack.

Repair It or Replace It?

A repair makes sense when the faucet body is sound and the fix is internal. A cartridge, a rebuild kit, or seats and springs typically costs $125 to $350 installed in Houston, a fraction of replacement, and with major brands the part itself is often free under warranty.

Rule of thumb: quality brand-name faucet less than 10 years old, repair it. Cheap or corroded faucet with recurring problems, replace it and buy once.

Replacement Makes Sense When
The body is corroded or pitted. Once chrome flakes or the casting pits, seals will not hold for long no matter what you put inside it.

Older Houston Homes: The Galvanized Pipe Problem
